Frequently Asked Questions by Home Buyers

Q:  What do I pay a Buyer’s Agent?

A:  You do not pay a Buyer’s Agent anything. A Buyer’s Agent gets paid by the Seller when you purchase a home. That amount has been negotiated in advance by the listing agent and the seller.

Q:  How do I find a Buyer’s Agent?

A:  You can get a referral from a friend, attend an education seminar, call a real estate office or you can just call us!

Q:  Do I have to sign a Buyer’s Agency Contract?

A:  Some agents have you sign a contract, but it is not a requirement  We do not have our clients sign a Buyer’s Contract. We operate on trust.

Q:  Should I have multiple Realtors working for me?

A:  It’s no better to have multiple Realtors than one good one. All agents have the same access to properties. If you have a full-time, diligent agent that you like, stick with that one. If you are loyal, the agent will be loyal too.

Q:  If I want to buy, how long should I plan to own the home?

A:  This is a hard question as we can not predict the rate of appreciation. It costs about 9% to sell a home, so for you to break even your home needs to appreciate. Unfortunately those who bought in 2006 in Seattle are selling their homes for the same amount, perhaps less, in 2009. But that was from a period of huge price appreciation to our bubble bursting. In general, plan on staying in the home for at least three years.
